Inclusive holidays are for a minimum of one week. The property is available from 4.00pm on the day of arrival and must be vacated by 10.00am on the day of departure (whenever possible we will try to be flexible according to your travelling arrangements).

To make a reservation simply telephone or e-mail for availabilities, the property will then be held for 10 days pending receipt of completed booking form and appropriate deposit. Send us the completed booking form together with a minimum deposit for €100 per person or €150 deposit for House let (please request a copy of the terms & conditions for house lets). The balance is due 8 weeks before arrival. We will confirm your reservation giving a date by which the balance is due. If this is not promptly received we reserve the right to treat your holiday as cancelled without refund of your deposit. Reservations made within eight weeks of the start of the rental period require full payment at the time of booking.
The cancellation fee will apply:

- 2 months prior to departure: ............................................................Deposit

- 21 days – 0 days prior to departure: ..............................................100% of the total price.
Where there is no qualifying reason for a refund, such as illness, no refund will be made. However we may allow your deposits to be carried forward against suitable alternative holiday dates if these can be arranged or transferred to another person. Any extra charges incurred must be borne by you.

The prices we quote for inclusive holidays include accommodation, meals and transport to and from Carcassonne or Toulouse airport, escorted walks or drop off and pick up locations. The price does not include the cost of your flights and personal holiday insurance, we cannot accept any liability for loss or injury due to acts by persons who we have no control.

It is essential that you be covered against the usual risks of travel i.e. against cancellation charges, missed departures, loss/damage of personal effects, and personal injury, (if mountain climbing adequate insurance is required and we require a copy of your cover note for our records prior to your tour). We will not be held responsible for accidents, illness, flights delays, missed departures, public liability or loss of personal effects, since they are not covered by the owners insurance.

From time to time we may use restaurants and cafes for lunch or dinner. We will pay for your meal and tea or coffee. You will be responsible to meet the cost for any extras.

Provision for breakfasts include cereals, croissants, bread, jams, fresh fruit, yoghurt and tea/coffee.

We have an excellent selection of homemade vegetarians meals, please confirm before booking.

A security deposit of €100 for the rental period is required in case of, for example, damage to the property or its contents. However, the sum reserved by this clause shall not limit the Client's liability to the Owner. The Owner will account to the Client for the security deposit and refund the balance due within 4 weeks after the rental period.

Whilst every care is taken to provide an accurate description of the property, from time to time there may be alterations made. The holidaymakers must accept that no refunds are available for such descriptions.

The property owner will endeavour to make sure the stated property is available for the dates contracted. We reserve the right to change the itinerary and accommodation. Any such changes will not affect the standard. If a suitable replacement cannot be found, the holidaymaker is entitled to a full refund.

Should the number of persons be exceeded at any time without the owner’s permission, the owner has the right to demand that the persons not stated on the booking form leave the property.

The client agrees to be a considerate tenant and to take good care of the property and to leave it in a clean and tidy condition at the end of the rental period. The owner reserves the right to make retention from the security deposit to cover additional cleaning costs if the client leaves the property in an unacceptable condition. The client also agrees not to act in any way, which would cause disturbance to neighbouring residents. The property owner is entitled to ask the holidaymakers to leave the property without refund if in her or his opinion the behaviour of the holidaymaker is unacceptable.

Should any holidaymaker not wish to accept the above terms and conditions, they should write to the owner within two weeks of the deposit being paid in which case a full refund will be made. If such request is not made within two weeks it will be deemed that the holidaymaker has accepted the above terms and conditions.

Walks should not exceed more than 6 persons unless agreed with the owners.
